Cracks between one-eighth and three-quarters of an inch wide that appear in isolated areas rather than across the lot are often good candidates for crack sealing, provided they are not associated with structural failure. These cracks have not yet allowed significant water infiltration, and the edges are still relatively stable, which means a rubberized crack filler can bond to both sides and stop the damage from progressing.

Walking the lot and pressing down near crack edges can give a rough indication of subbase health. Pavement that feels firm underfoot and does not flex or move when stepped on near the damage is likely still structurally sound.

  • No flex or bounce when walking near cracked areas
  • Crack edges are stable and not crumbling under light pressure
  • The surface on either side of a crack sits at the same height

5. How Pavement Age Affects the Crack Sealing Decision

The rubberized material bonds better to asphalt that has not yet fully oxidized, which means the seal lasts longer and the repair delivers better value.
